Are apartments furnished or unfurnished?

All apartment homes are unfurnished. However, we partner with CORT Furniture Rentals for residents interested in furnishing options.

Is there in-unit laundry or on-site laundry?

Most apartments do not include in-unit washers and dryers. The community offers a 24/7 on-site laundry facility located on the lower level.

What appliances are included?

Most apartment homes include a refrigerator, range, and dishwasher. Our leasing team will confirm appliance details for your specific home.

Is there air conditioning and heating?

Apartments do not have central air. Window AC units are provided throughout the home to ensure comfortable living. Heating is included.

Are ceiling fans included?

Apartment features vary by home. Please review individual unit details or contact the leasing office for more information.

Is parking available? Is it free or paid?

The community does not offer on-site resident parking. Zoned street parking is available through the City of Chicago, and nearby private garages offer monthly parking for an additional fee.

Is there a gym, pool, or common areas?

The Deco offers a 24/7 fitness center, yoga room, historic lobby with seating, rooftop terrace with grills, package room, bike storage, and laundry facilities. The community does not have a pool.

Can I rent amenity spaces for private events?

The rooftop terrace may be reserved for private events with advance approval, a completed reservation form, and applicable fees.

Are pets allowed?

Yes! We are a pet-friendly community. Residents may have up to two cats or dogs. Breed restrictions apply, and pet fees and monthly pet rent apply. Full details can be found on our website.

Are there EV charging stations?

At this time, the community does not offer EV charging stations.

What utility companies do you use?

Water is provided by the City of Chicago. Electricity is through Commonwealth Edison, and gas service is provided by People’s Gas. Internet service is provided through Xfinity.

Are utilities included in rent?

Utilities are billed as a monthly utility and services package, which includes water, sewer, trash, gas, pest control, and internet. Electricity is billed separately based on usage.

When is rent due and how do I pay?

Rent is due on the 1st of each month, with a grace period through the 5th. Payments can be made through the resident portal, by check, money order, or cashier’s check. The first month’s rent must be paid with certified funds.

Do you offer employer discounts?

At this time, there are no local employer discounts offered. Please contact the leasing office for the most up-to-date information.

Who manages this community?

The Deco North Lake Shore is professionally managed with on-site management and a 24/7 front desk concierge team.

Do you offer a resident referral program?

Yes! Residents may receive a referral bonus for referring friends, in accordance with state regulations. Please contact the leasing office for details.

What is the smoking policy?

Smoking is prohibited under the lease and may lead to lease enforcement action.

Do you host resident events?

Yes, we host a variety of resident events throughout the year to help build community and enhance the resident experience.

What is the length of the lease?

The Deco North Lake Shore currently offers lease terms ranging from 9 to 13 months. Lease terms and pricing are subject to change and are always updated on our website.

What happens if I need to break my lease early?

Early lease termination requires management approval and a 60-day written notice. A lease termination fee equal to two times your monthly rent applies. Additional details can be found in your lease agreement.

Can I sublet my apartment?

Subletting requires prior management approval. Please refer to your lease agreement or contact the leasing office for additional details.

Are short-term leases available?

Available lease terms and any short-term options will be reflected on our website with current pricing.

Is renter’s insurance required?

Yes, renter’s insurance is required. We partner with Assurant for insurance monitoring, though residents may use any provider that meets our coverage requirements.

How much notice is required before moving out?

Notice requirements are outlined in your lease agreement. Please contact the leasing office if you need clarification.

What public transportation options are nearby?

Public transportation is easily accessible, including CTA Bus 151 directly across the street, the Red Line at Clark & Division, and additional nearby bus routes.

Are grocery stores, restaurants, and schools nearby?

How do I apply for an apartment?

What documents do I need to rent an apartment?

Applicants are required to complete a rental application, provide a valid government-issued photo ID, and submit income verification. Additional details will be outlined during the application process in the leasing portal.

How long does the approval process take?

Approval timeframes can vary. During the application process, our leasing team may contact you by phone to verify information before final approval.

What is the application fee, and is it refundable?

The application fee is $50 per applicant. This is a one-time, non-refundable fee due at the time of application submission.

Can I rent with bad credit or no credit history?

A minimum credit score of 550 is required. Applicants with no credit history may be approved with a qualified guarantor. Guarantors must demonstrate a total monthly income of at least 5x the monthly rent. Full qualification guidelines can be found in the leasing portal.

Can I have roommates?

Is there a maximum number of occupants?

Occupancy limits are based on apartment size and local regulations. Details are available during the application process.
