Every unit is fully cleaned and repaired before a resident moves in.
No, you can request whether or not you'd like to be present when a maintenance worker accesses your unit.

Our Service Techs are on-site 24/7. Usually workorders are done with in 24 hours or less.

Every unit has a full washer and dryer installed.
To add a dog or cat to your lease you must submit updated vaccination records and a photo to management. You must sign the pet addendum and pay a nonrefundable pet fee. Pet fees are $325 for 1 or 2 cats; $650 for 1 dog or $750 for two dogs. Dog breed restrictions apply. There is a two pet max per apartment; caged animals are not permitted.

Yes, as a resident of The Shoreham & Tides, you are required to obtain renters insurance. Your renter’s insurance coverage must include but is not limited to $100,000 in liability coverage, $25,000 in personal coverage, and $1,000 in medical coverage.
Comcast is the building wide servicer or internet and cable.
Yes, you are able to sublease your unit. Restrictions do apply, contact management office for more details.
Residents will need set up a ComEd account for electric utilities and ComCast account for internet/cable.
Gas, Water, Sewer, Trash, and Internet will be billed through your resident portal. Electric will be billed separately through ComEd.

The building offers renter’s insurance for $18 per month through Policy Validator. If you choose to use your own provider, you must submit your Declaration Policy to Policy Validator for approval. If your insurance is not submitted through Policy Validator, this $18 charge will automatically be charged on your ledger monthly if there is no record of renters insurance on file or if your insurance submitted contains errors and is not approved.
Please see below the renter's insurance qualifications. Once you confirm the information is updated properly, please upload your policy to www.policyvalidator.com. This is a third party we use to keep records of all our residents’ renter’s insurance policies.
The Shoreham and Tides each have their own leasing office located on the 16th floor. Offices are open Monday - Friday from 9am-6pm. You also can contact the concierge 24/7 for any emergency situation.
Each unit is fully cleaned and repaired before move-in.
Each unit should be in the best shape possible. If you have any issues at move-in one of our maintenance techs will work to fix any issues.
Noise level is low, but if you have any noise issues you can contact the management office.
You are free to decorate your apartment but keep in mind that you are responsible for returning it back to the condition in which you received it. Avoid making any holes larger than a dime. If you paint, walls must be returned to their original color prior to move out.
Your water, sewer, gas, and trash utilities will be billed based on the actual charges divided among the units. The formula for these charges factors in the unit’s usage, number of occupants, as well as the square footage of the apartment. That means larger apartments or units with more occupants will impact the amount paid each month. The utilities will fluctuate each month and each season. The internet will be a flat $45 per unit per month.
Listing your unit on Airbnb is not allowed in any unit.
The Shoreham & Tides quiet hours are from 10:00 P.M. to 8:00 A.M.
All roommates that are on the lease are responsible.
