Last 2 yrs we have been residents at Cortland Watersedge and I was super impressed with the service and operations team. Specially want to call out ‘Nacho’ who was super helpful from day 1 and even today our last day. ‘Nicholas’ is the 2 nd person who I want to thank. The team always has been eager to help out and go that extra mile to make the residents happy. If I ever move back to Dallas I would be just looking at this place. Thanks to them for making our 2 yr stay so much more wonderful.

I moved in about a month ago, and so far I love it here! My apartment has a great view, plenty of space, a fair price, and excellent service. I’ve called maintenance twice since I moved in, and both times they responded quickly and resolved everything efficiently. A special shoutout to Fran — she made a great impression during my tour. She’s warm, thoughtful, and very friendly.

Great place to live, I haven't had any issues, great staff. The manager, Kioshyi, is great. She's respectful, professional and will get you in a place. If you have any problems with your place, put in a work order and maintenance will come right away. 👍

I drive by this community every day on my way to work, so I finally decided to stop in and check it out and I’m so glad I did! Kaitlyn greeted us warmly and gave us a great tour of the community. We got to see all the amenities and a few homes. The community is very clean and well kept. Kaitlyn was super knowledgeable and helpful, which made the whole experience even better. My husband and I really appreciated being able to talk with someone in person and get a full walk-through. Definitely a great first impression!

I recently toured Cortland Waters Edge and had an excellent experience from start to finish. The leasing agents were incredibly professional, transparent, and thorough. They provided a complete breakdown of all fees upfront—no hidden costs or surprises—which I really appreciated. During the tour, they didn’t just show me a model unit; they also walked me through the entire community, including amenities, parking areas, and common spaces. It gave me a real feel for what living here would be like. The property itself is well-maintained, clean, and has a welcoming atmosphere. The apartments are spacious, well-designed, and had all the features I was looking for. Overall, this was one of the best and most transparent leasing experiences I’ve had. I've lived here for 5 years, and it is one of if not the best community that I have lived at. The front office is always friendly and helpful.. Kaitlyn at the front desk is always smiling and welcoming, and the manager Reyna has always been cheerful and responsive with any issue I may have. She has been helpful and great to have at the community. The community is always clean. Maintenance is amazing, and I never wait long for repairs. Most of the residents are friendly (you always have them ones that complain all the time, just to complain), and for the most part, everyone is great. If you are looking for a great community, I would definitely pick this place.. I honestly love this place. The grounds are always clean, you always have a place to park, the staff is friendly, and maintenance always responds. I will miss this place and the staff when I move. If you are looking for a new place, you really should check this place out.

We’ve lived here for two month now and it’s been a wonderful experience. The staff is friendly and helpful. My only complaint would be that the rent portal doesn’t allow for multiple payments so having to get a cashier check or money order is a bit of a hassle when you have funds in multiple accounts. The fitness center is great, the Amazon package center is fantastic and I love that it is a gated community.

Absolutely love living here. It's the perfect location, right on the edge of Las Colinas. Zoned to a great school district. Right by a lake (great views if you stay in the right unit). Walking trail next door. Quiet, safe, and peaceful. Never concerned with my safety even as a single mother. People are walking around the property for exercise at midnight. People in the leasing office are delightful. The pools are to die for!!! So many great amenities and truly nice apartments. Oh and I might I add, plenty of parking and no towing! Honestly one of the best perks if you know how bad towing gets in Dallas apartments. Highly recommend!!

Living at Cortland Waters Edge in Dallas has been an exceptional experience for over 2 years. The team, including Caitlyn, Derric, Joel, and maintenance, consistently exceeds expectations with their professionalism and courtesy!! The diverse community and top-notch amenities enhance the living environment, while safety measures like visible patrols and improved lighting ensure peace of mind. The commitment to cleanliness and maintenance, including power washing and valet trash, is impressive. Additionally, the prime location near Las Colinas and major highways adds convenience. Overall, Cortland Waters Edge feels like family. My wife and I received a personalized letterboard from Caitlyn welcoming us to our new home together earlier this year, which was extremely thoughtful and personal. We're very thankful to call this place home!

I wouldn’t hesitate to say that it is one of the best communities to live in. To start with, the community is beautiful with great amenities like pools, gyms, clubhouse and what not. The location is quite pleasant with a nice sidewalk and lake view at the back. There are several gardens and sidewalks built for the residents within the community. The apartments are beautiful, clean and spacious. The prices are reasonable and worth it. The leasing consultants and the maintenance staff are helpful and too kind. Talking as per my experience, any kind of service requests raised related to any maintenance issue are resolved within less than 24 hours. The community is always maintained clean and tidy. Anyone who is looking to lease an apartment, I highly recommend this community Cortland Waters Edge. I have been living at Cortland Waters Edge for 1 year now and it has been an amazing experience. The staff in the office is super friendly, knowledgeable and always very helpful especially Caitlyn McCampbell. Anytime I have any questions regarding my apartment or any of the services and amenities on the property, the personnel in the office are always there to answer my questions. The maintenance department is also amazing. I had an issue with my Central air over the summer and the issue was resolved in 20 minutes. I have lived at many different apartment communities in the past but Cortland Waters Edge is definitely on another level. Thank you to the staff at Cortland Waters Edge in Farmers Branch, TX for always doing such an amazing job.

It is a very nice, spacious and pretty property that is kept very clean in general with an exception of the trash collection area. The location is great and the services are pretty decent as well. Not having a Jacuzzi is a minus and a big one in TX. Most of the apartments do have those in the pool area. Being animal friendly is appreciated since both of my animals are ESA's.

Update 1/6/2024: Management here continues to be great. As you can see below, they are very responsive and take residents' concerns seriously, and work to resolve them as best as they are able. Any issues we have continue to be with other residents not abiding by complex policies, but some of this has been mitigated over the last few months. For example, one of our neighbors hosts parties in their garage with the door open and blasts music from the garage well past midnight. After I posted the original review, management provided the number for the complex's security company (this was probably given to us during move-in as well, but I could not find it in our welcome packet). Security handled the most recent after-hours noise issue with these neighbors in October, and there have not been any problems with them since. We do still have to be careful with deliveries, as not all package couriers are aware that they need to use the Amazon lockers. Some will still drop things off in front of our door, the foot of t

Great move-in experience! I am loving my new apartment and location. My leasing agent left a nice welcome gift in my apartment for me to see when I first walked in. I've never experienced like that before.

Just signed my third lease! Longest place I’ve ever lived since moving to DFW a few years ago. The staff is very friendly and responsive to questions or needs. Never had an issue here. Love the location as well. Super close to the tollway and plenty of restaurants in walking distance.

Moved in just a month ago.Location is good and property is clean. Great fitness areas and pools.The road noise is a concern if you stay anywhere close to the Luna Rd street side. Its a very busy path during the day and sometimes at night, with loud heavy diesel trucks and also a BNSF train track. The trains can run at any times during the day and night but seems to be more often at night, of course.

Cool place to live. I moved to the 3rd level to avoid being disturbed by anyone above me because I work from home. I've still had your occasional inconvenience caused by neighbors being inconsiderate or an unforeseen repair needed by the team that seems to take care of what is within their control. Apartment living is apartment living. You take the good with the bad understanding that you are sharing walls with the tenants around you and things are going to break from time to time. I see Orlando every day taking care of the grounds and have met a few of the other maintenance guys. The community is close to food and shopping which is convenient since I don't enjoy driving in the madness of DFW. I've lived here for a couple of years now and have enjoyed it overall.

Amazing leasing and maintenance team and the community is well kept, quiet and clean. Very close to all of the restaurants and businesses in Las Colinas and surrounding areas in Irving. 2 pools, 2 gyms and lots of community space.

I’ve been living at the Cortland Water’s Edge for a couple of months. Getting to know the area and the way things are done can be difficult at times. But even before we signed our lease, LALY, helped us non stop and still does. I love living there, always clean, and always quiet lol. Great place to stay and great scenery, it’s close to everything.

Great community with awesome resident events. They just hosted an elote bar with popsicles included! It was such a great treat for me and my little one. SO THOUGHTFUL! Our pools are consistently monitored so it's been a nice change of pace to be able to comfortably enjoy the pool with my kiddo. All in all I have had a wonderful experience living at Cortlands Waters Edge.

After living on this property for a year and going through the move out process (nothing negative, just moving closer to work), I can say that I genuinely had no major problems with Cortland. Any issues I had was more with annoying neighbors from time to time or other small issues that would have been out of their control. When we had maintenance issues, they were very good at addressing them in a timely manner. The move in and move out process was easy. The gates were sort of annoying because they didn't work half the time and had to be left open but never had any safety concerns other than a catching a couple people trying to open my door accidentally. The only thing I have to say thats sort of negative is the units are starting to look a little outdated and the lighting is not very good which lead to us having to invest heavily in lamps and other forms of lighting. Overall very well run apartment complex and would definitely recommend to anyone looking for a safe and reliable place to live.

The community and staff are nice. The interiors are a bit aged but it seems like efforts are made to maintain the community. I liked that the community is gated and that I have a lot of room to take my kids for walks.

Nice location. A bit pricy but convenient to Dallas and Las Colinas. The interiors are a little aged but the service team takes good care of the exterior. I like that there are 2 pools and that they are monitored. Overall I am content here.

I've had a few ups and downs living at Cortland Waters Edge. I have lived here for 4 years and things are going to happen. Overall, anytime something has gone South it has been addressed promptly and professionally. The ladies in the office are cheerful any time I visit. They seem to be making a great effort in giving the place a facelift. The buildings themselves need some love, but when I spoke to management, they shared their plans for the coming year. I'd recommend the place. It's been a pleasure.

There are so many wonderful things about this property! First, the staff! All of my encounters with the staff, from office personnel to maintenance, have been incredibly kind and helpful! They go out of their way to help the resident. Maintenance is always completed in a timely fashion! Second, the property is well maintained at all times! They give advanced notice of maintenance which allows residents to make arrangements, if needed. The trails nearby make it great for those with active lifestyles like myself, as well as for pet owners! Lastly, the residents take care of their property and are respectful of other tenants. It’s a quiet property nestled on a property lakeside - beautiful sunrises and sunsets! I would recommend this property to anyone!

So many wonderful things to say about this place. The current team has made a huge impact by listening and making some of the best changes we have seen in a long time. I am enjoying being able to use the pool comfortably with my family without other residents hogging the area with their guests. Going for a stroll is so much better with the brand new lights. I love being able to meet my neighbors with the resident events and I love that there is always something available for residents to win or treats to get at the office. The maintenance team is super fast. Nacho is wonderful! I love visiting the office because the ladies are super sweet and will help anytime I need. Derrick is the best manager and always makes me feel like I am being honest with and that this is not just a place trying to get over on the people that live there. The pricing may be on the higher end recently but I think the positive changes within the complex reflect this. I would recommend to anyone looking in the Irving or Farmers Branch ar

I have been in this community for a few years now and it has changed a lot over the past year. All of the changes have been very good! I am seeing more areas getting attention it has not had in a long time and more things being better taken care of, for example they implemented wrist bands in the pool which is great because now my family and I can enjoy the pools without all of Irving being in them as well! Keep up the great work, I look forward to seeing what else you do!

This community is heaven sent! Any issues that I have had which little to none has been resolved without question and swiftly. The community is kept clean, Mail gets to me with no problem unlike previous homes, and I feel safe inviting friends and family to visit me here. If you’re looking for a place to live this one should be on your list.

The community improvement over the past few months has been much needed. I have seen our community light up with the new light upgrades around the entire community and that in itself has been AMAZING! But this weekend is what has compelled me to write this review! Our community pools have been unpleasant to even attempt to enjoy for years now. This weekend for the first time ever we had a monitor enforcing the new pool band policy! The change that made in just ONE weekend has made such an impact! I can't WAIT to see what the rest of the summer looks like. I'm actually going to be able to peacefully enjoy the pools without dealing with chaos!!

Five stars! This is a top apartment property in the Dallas area! The neighbors are friendly! The staff is welcoming, friendly, and attentive to tenants needs! I would recommend this property to everyone! The maintenance staff is prompt and the grounds are well kept! It’s in a great location for walking paths too and is quiet but close to local shopping! So glad I discovered Cortland!

We have been part of this community for last 2.5 years. Here are some of the pros for the community. The community is spacious, clean, well-maintained, ample car parking and lots of space for walking inside the community. The best part is they have lake adjoining to the community so we enjoy the morning & evening strolls. Two school are near to the community and school bus stops right at the gate for the convenience They have good amenities like 2 swimming pools, 2 gyms, huge clubhouse,2 dog parks, barbecue grills. Helpful and friendly staff (Derric) Prompt maintenance service. Cons/ Suggestion: Need outside play area for kids.

As a resident since 2 years and I absolutely love the community. Office staff is prompt and very helpful with any issues and the maintenance team is always on top of work orders without any delays. The community itself has a nice residential feel you usually don't get with apartments and has great amenities. The Colinas Crossing Trail adjacent to the community is a great added bonus.

The location is perfect and close to everything! Even better, the office staff is always wonderful and quick to respond! I recently had an issue with my heater during last week's ice storm (after hours) and maintenance responded within 45 minutes and got the issue fixed! 100% recommend!

We moved in a couple of months ago and we are are really enjoying it. The office team has been very helpful. We had a few issues at move in but they were addressed immediately. It really made us feel secure that we will be taken care of when time calls for it. The service team was great and they gave my husband and I both a lollipop during the repair visit. We're in the process of finding a home to buy, but are glad we moved to Cortland Waters Edge in the meantime. It's been a great experience for our first official apartment together.

We are very excited about the new lighting that is going up in our building! We appreciate the effort over the last two years of seeing our building get a needed facelift. I am a current resident at this community and absolutely love it. The complex I came from was a nightmare, so Cortland Waters Edge has been a refreshing and pleasant surprise! Since the first day I walked into the leasing office, it has been nothing but GREAT. I worked with Lesslie, who was wonderful and answered all my crazy questions. She was very kind and personable and let me come back to tour the apartment I wanted to lease as many times as I needed. The leasing and move-in process were super easy and quick and the complex has great amenities and is pretty clean for how large of a complex it is. Great job, Cortland Waters Edge!

I have been living at Cortland Waters Edge for 1 year now and it has been an amazing experience. The staff in the office is super friendly, knowledgeable and always very helpful. Anytime I have any questions regarding my apartment or any of the services and amenities on the property, the gals in the office are always there to answer my questions. The maintenance department is also amazing. I had an issue with my Central air over the summer and the issue was resolved in 20 minutes. I have lived at many different apartment communities in the past but Cortland Waters Edge is definitely on another level. Thank you to the staff at Cortland Waters Edge in Farmers Branch, TX for always doing such an amazing job.

Beautiful property!! The staff are super nice and helpful and I love that the 2-bedrooms have layouts that feel like houses! It is in a great part of town, near shopping, food, and nature trails!

I have lived here for about two years and this apartment community is by far the best one I have been in! The staff is great and they keep us updated every week with what is going on at the community. There hasn't been a problem I have had at Cortland Waters Edge! I will continue to tell my friends about this community!

Landscaping is always beautiful here and they have lots of amenities, including 2 nice sized pools ( but they aren't always super clean) Maintenance is always amazing and willing to help with anything. Rent is a little pricey but it is so close to so many things.. My only complaints are the noisy neighbors who also park in handicapped spots when they shouldn’t and people who don’t pick up after their dogs routinely.

This was by far the best apartment complex for our little family! There is so much parking and it’s not too busy which allows you to go for walks. The location is perfect and they give you access to the lake behind the property! Management was super easy to work with and always made us feel at home. I couldn’t recommend this complex enough!

I’ve been living at the Cortland Water’s Edge for a couple of months. Getting to know the area and the way things are done can be difficult at times. But even before we signed our lease, RYAN, helped us non stop and still does. I love living there, always clean, and always quiet lol. Great place to stay and great scenery, it’s close to everything.

Love love love living at Cortland Waters Edge! Love our big one bedroom apartment with the big windows - so bright and airy! We've been here for about 3 months and already feel at home. From our initial tour with Ryan, who is OVER THE TOP AWESOME, btw), we knew this was the place for us. I love how quiet our complex is and feel really safe here. The maintenance crew is awesome and quick to show up if something needs fixing inside our outside, and it's always clean and pretty! Love the walking paths around the pond and the lights up around for evening walks. Biggest favorite thing is the dog park... Livvy our lab has a ton of friends - as do we - and we get to meet up daily for play time! Sooooo grateful we stumbled on this jewel! Extra BIG gold stars to Ryan for making us feel "at home" before we even moved in and being on top of everything before and after we moved in :)

Stopped by to tour recently to get a jump start on my move next year and I was immediately sold. When I walked in, the front desk agent was busy, but I was greeted by Mario, a maintenance guy, who offered me refreshments and I must say that was a first. This red carpet treatment continued on my tour with Ryan. She showed me everything I asked to see and I never felt rushed. The amenities were super clean and the complex felt welcoming. I cancelled all the rest of my tours for the day. This place is amazing. Home search is done.

I love living here! The amenities are great, the complex is beautiful, and always well kept up. Our dogs love the dog park, and the trail around the lake we have access to from the apartments! Ryan helped my parents move in as well, and made it super easy. We love it here & will be here for a while!

Having been a resident for several months, I've settled into life here at Waters Edge. The staff have been unfailingly helpful and responsive to questions and service requests, responding to both, promptly and efficiently. The grounds are kept immaculate, with the exception of those individuals who are too lazy to clean up after their pets, although that's not the fault of the staff. While I dont expect to be here long-term, as I have a house under construction, I would not hesitate to renew my lease here should it become necessary.

I'm a very picky person and I generally find it hard to like a place. So If I'm writing in favor of Cortland waters edge....trust me ...its a great property to live in!. From the first day I stepped into this property till today, I've had no complaints. The staff is wonderful and friendly. A big shout out to Ryan Hart for making the whole move in process smooth.She's the go to gurl.Shes got y' alls back:). The property is maintained well, my neighbors are cool, parking is easy... nice upkeep of the common areas, easy navigation to mail room gym etc... cant ask for more!. One of the best in Las colinas! I lived here for 3 years and my stay was great. The current team has been superstars at every turn. I love Derek’s energy anytime I stopped in the office for coffee. Everyone made me feel so comfortable and taken care of. Nacho takes care of all my maintenance stuff, taking time to explain his steps along the way and follows up to make sure things work even after the repair. I had to leave for a job related transfer but no doubt where I will live when I return to Dallas. I had an amazing experience here and I know anyone else will too.

Anytime I have a problem, she is right there to solve it. I have seen her riding around, chatting with other tenants, TAKING CARE OF BUSINESS. I recently told her about a dog being off leash, problem solved. I had surgery and couldn't retrieve a package, hand delivered. She's amazing. I rarely have maintenance issues. The ones I do have are taken care of swiftly. The staff always leaves my home in great shape when they complete work. I have no complaints with my stay here. If you live here, you will not regret it.

To start off, I ended up not renting with Cortland Waters Edge (my budget changed unexpectedly), but HIGHLY recommend to anyone looking for a place. I worked with Ryan, and she went above and beyond to hell me find the perfect place to fit my needs. I was looking a few months out and she kept an eye on all the opening apartments as it was a sought out after unit. She would text me and keep me updated on any changes and check in to see if I had any more questions. She is truly awesome! She was great to work with and gave me tours at the last moment. Like I said, if my budget ended up not changing I would 10000% rent with Cortland Waters Edge. Ryan made the experience for me & the community itself is fantastic. The amenities were outstanding, with close proximity to the water to walk my pup, 2 dog parks, 2 pools, & 2 gyms! Along with many units that had attached garages. Nestled in a quiet area by the water, I hope everyone can choose a place here. Thank you Cortland Waters Edge!

I had an emergency water issue in the middle of the night. Luis, one of Cortland’s maintenance technicians responded within the hour to replace part of the plumbing and stop the emergency. He returned during daylight same day to replace the sealant. Everything was back to new within twelve hours. When I inquired about cost, he said, “It’s all within the rent.” I couldn’t ask for better service. Thank you, Luis and Cortland Waters Edge!

I recently toured with a good friend of mine and just had to shout out our leasing consultant. Ryan was a blast! She made us feel like we weren’t just a sale like some of the other places we visited. The complex was well kept and the size of the closets were amazing. Even the other ladies in the office were attentive to our interests and suggested places to try and visit while we were in Dallas. I’m crossing my fingers her work relocates her to Dallas just so I can visit sometimes. 5 stars!

Updating review after 15ish months of living there. Management made a good impression, so much so, we stayed with Cortland property for our next place. The first few months i had a left a negative review, as i no longer see this property as a negative, i am still happy i moved. It was not because of the property, management, or grounds team, it's the location. Luna road is heavy truck traffic with an unpaved road, leaving for a very dusty/dirty living situation. The team can only do so much to reduce the build up in the breeze ways, they could clean every day and still not be able to keep up (and they try). This same dust also got inside and circulates in the AC vents which caused us to cough often. We lived on a building that faced the road, so I may have had it more extreme than others. The office got to know me as i am pretty picky, and they never once told me no, or did not try. The grounds team improved over the months and never did i have to complain about dog waste, or trash, the way i do at my new loc

I have had a great experience living at Cortland Waters Edge. The grounds are always very clean and the staff is friendly. The location is in a great spot and we are close to lots of different shopping locations and a lake/walking trail. I would definitely recommend this complex to anyone looking for a new community to live in.

My home here is great. The staff is always very friendly when I come in. The young lady Derrick is very eager to help and is very cheerful. She opens the door for me and always wishes me well. Steve, the service manager always makes sure I am assisted and my home runs well. I enjoy my home here

I have been here for a year and I have enjoyed living here. I have not had any issues since I've been here. I get a lot of compliments about how nice the property and my apartment is when I have visitors. I have visited other apartments in the area and I am really glad I chose this property.

My experience with Cortland Water Edge is excellent ... I would rate 5/5 and I’m 100% satisfied. Initially , Derric Helped me a lot and selected me a great unit as I was coming from out of state. She walked in to every apartment and showed me till I got convinced with my requirements. During the leasing time and about payment questions , Derric was out on sick leave. Than the another gem , Christine came into the picture ( community Manager ) and clarified all my doubts with out hesitation. She is really helpful and responds very quickly. Thank you Christine and Derric for helping me to find a good home.

We really love living here! After looking at over a dozen apartment complexes in the area we knew we wanted to live here right after the tour! Our leasing agent, Derric, has been amazing to work with from the start and we continue to love working with the leasing office post move in. They even offer to bring packages that were delivered to the leasing office to your front door which was a nice surprise! I have also been impressed with the pools!
